Description

The divergent economic and social interests of landlords and tenants in residential leasing has long been a subject of debate within Quebec society. What is the right balance between the economic interests of the landlords and the social interests of the tenants? With the passing and entering into force on February 21, 2024 of Bill-31 (“An Act to amend various legislative provisions with respect to housing”), the Quebec legislature has balanced these interests by:. (i) ensuring greater economic control to landlords by allowing the refusal of the tenant assignments of lease without any serious reason and, (ii) imposing a new compensation scheme payable to tenants in eviction cases.
Through an expose of the new rules and a comparative analysis of the case law and legislation, the broker attending the presentation will have a better understanding of how to walk the tightrope of landlord representation.
